This multifamily construction project features a diverse mix of studio, one-, two-, and three-bedroom units, each available in multiple layout options. Designed to enhance the residential experience, the building also includes a leasing office, welcoming lobby, and a variety of amenity spaces such as electric car charging stations, rooftop deck, fitness center, and resort-style pool area. Throughout the project, Catamount’s collaborative, solutions-driven mindset helped ensure smooth execution and turned complex site and design conditions into opportunities for innovation.
Multifamily Construction Challenges and Solutions in Action
This project utilized a Prescient structural system, which introduced complex coordination requirements between design-build subcontractors and design consultants. As is often the case, not everything aligned in the field as it did on paper. To stay ahead of potential conflicts, the Catamount team applied rigorous quality control standards throughout both the preconstruction and execution phases.
That diligence paid off during one of the project’s most technical milestones: a 32-inch-thick podium concrete pour with more than 550 structural embeds. The team executed the pour without a single embed requiring correction, a clear reflection of Catamount’s attention to detail, foresight, and commitment to excellence in multifamily construction.

Tucked into a dense corner of the DTC, Araceli DTC presented significant logistical challenges, especially when it came to site access and material staging. With a limited laydown area and ongoing operations nearby, Catamount couldn’t rely on conventional delivery or storage methods.
To keep work flowing efficiently, the team implemented a just-in-time delivery system, leveraging detailed short-interval planning to sequence material drops with precision. Deliveries were scheduled down to the hour to minimize disruption.
This high level of coordination allowed trades to stay productive without clogging the site or creating safety concerns. It also minimized material waste and helped keep the schedule on track. The result was a highly efficient construction operation that proved Catamount’s ability to build vertical, even under tight urban constraints, with strategic planning and zero compromise on quality.

When Weather and Timing Collide
As the project neared completion, Mother Nature added another layer of difficulty. High winds disrupted access and forced adjustments to site logistics. Mechanical equipment obstacles during a deep freeze caused large hurdles in completion at the eleventh hour of the project.
Despite these setbacks, the team pressed forward with professionalism and persistence. “This project brought more adversity than most,” said Project Executive, Chris White with Catamount. “But the team met each challenge head-on, adapted quickly, and never lost sight of delivering an extraordinary project for our client.”
